One Southampton Street, is an eight-storey 1930’s office building located in Covent Garden. Our refurbishment retains and enhances its strong points and brings its weak or obsolete features up to contemporary standards. Selective, carefully targeted improvements lift it to a BREEAM Excellent rating with the highest ever post-construction score for an office refurbishment: 82.17%: they include new, energy efficient lighting and glazing but retaining the original stone cladding, new air conditioning and bicycle storage. Internally we are keeping the frame but renewing the core, which with plant located on the reordered roof, frees up the floorplates to improve their quality and flexibility. Infilling a light well adds extra space as well. A new entrance hall with a feature wall gives the building a presence and identity at ground level.
